You know what caught me off guard about Villa Joia 2? The fact that you’re getting legitimate sea views in Saint-Tropez without selling a kidney. I mean, when I first pulled up to 4 Avenue des Pinsons, I honestly thought there might be some catch – maybe it’s next to a construction site or the “vue mer” is more like a sliver between buildings. But actually walking through those seven bedrooms, especially the ones on the upper floor, you’re getting proper glimpses of the Mediterranean through the pine trees (hence the street name, I guess – pinsons means finches, and there are definitely birds chirping at dawn if you’re into that sort of wake-up call).
The location is pretty clever, actually. You’re close enough to the madness of Saint-Tropez center that you can walk to Place des Lices in about fifteen minutes – you know, where the old guys play pétanque under the plane trees and the market happens twice a week. But Avenue des Pinsons itself stays surprisingly quiet, even during the crazy July-August rush when the town becomes basically unlivable for anyone who doesn’t thrive on chaos. I stayed here in late June once, and while you could hear the distant hum of scooters and late-night revelers, it wasn’t the kind of noise that keeps you up. The villa sits in this sort of residential pocket where actual people live year-round, not just the parade of superyachts and Instagram influencers.
What I really appreciated – and this might sound weird – is how the place doesn’t try too hard to be fancy. It’s got that relaxed French Riviera thing going on without the uptight formality you get at some of the bigger hotels. Seven bedrooms means you can actually spread out (revolutionary concept, I know), and there’s something refreshing about having space to dump your stuff without everything looking like a magazine spread. The bathrooms are updated enough that you’re not dealing with ancient plumbing, which honestly matters more than people admit when you’re staying somewhere for more than a night or two. Plus, if you’re traveling with a group – and let’s be real, splitting a seven-bedroom place makes way more sense than booking multiple hotel rooms – everyone gets their own space without stepping on each other.
The whole area comes alive differently depending on when you visit. Spring and early fall, you’ve got this peaceful, almost village-like vibe where you can actually enjoy Saint-Tropez without feeling like you’re fighting crowds for every sidewalk. Summer is obviously insane but in that fun, energetic way if you’re prepared for it. And honestly, having your own place with sea views means you can retreat when the town gets overwhelming, which it definitely will. Just remember that parking anywhere near the center is basically a competitive sport, so having a home base you can walk from is worth its weight in rosé.
